The same questions, from every buyer

Meghan and I have run vacation rentals in California since 2021, without a property manager. When we put one of the houses up for sale, buyers kept asking the same things. How do you run it from hours away? Which software do you use? How did you start?

The answers lived in our booking software, our accounts, and our heads. I wanted to write them down once, for any host.

Every section ends in a card you can act on

Host advice tends to be either a story or a checklist. The book is both. Each of its ten sections starts with something that happened to us, like the night Meghan drove out at 2am and slept in the car outside our own house. Each ends with a System Card: a one-page checklist or decision table to reopen when a guest is typing at 11pm.

Nothing goes in that our records can’t back up

The text grew from a 41-question interview, voice memos from both of us, and exports from our booking and accounting tools. I drafted with AI under one rule: no invented facts. Every number traces to our own records, and anything we could not confirm stayed out.

Meghan’s passages are in her own words, from her memos, and she approved each one. Six simulated readers, from a first-time buyer to a seasoned investor, read three drafts. I fixed what they doubted.

A book, not a course platform

I first sketched a membership site with lessons and an AI assistant. I shelved it and shipped a book, the way we run the houses: build it once, then let it run.

One manuscript builds both the print PDF and a phone-friendly EPUB, so they never drift apart. I tested three covers at the size Amazon and phones show them, and kept the one where “15 minutes a week” reads as one unit.

On sale, with the tools included

The book went on sale in October 2026 at invisiblehost.co, published by Dark Thirty Labs. One download holds about 120 pages, six workbooks, and three kits, including the guest messages we send today. A free preview and a short launch film went out with it.
